
KUWAIT CITY — The 2026 Numbeo Real Estate Index has positioned Kuwait City as the second most expensive Arab city for purchasing apartments, following Dubai. Currently, the average price per square meter in the city center stands at KD 1,633. Interestingly, this represents a 10.9% decrease from 2025 levels, where prices peaked at KD 1,833. Property prices outside the city center have followed a similar downward trend, dropping 11.3% to an average of KD 816.7.
The report attributes Kuwait City’s high ranking to limited urban housing supply and high land costs, despite the recent price cooling. In the rental market, a one-bedroom apartment in the city center averages KD 258, while three-bedroom units command roughly KD 560. While Dubai remains the regional leader by a wide margin ($7,172 per square meter), Kuwait’s market shows resilience, with a growing shift toward outlying areas as residents seek more affordable alternatives.
